Net effective monthly rent

Estimates for planning only, not financial advice.

Net effective rent spreads your total lease cost, minus free months and concessions, across the whole term. A $2,500 apartment with one free month on a 12-month lease costs $27,500 total, or $2,291.67 effective per month. The face rent is marketing; the effective rent is what you actually pay. Landlords advertise the first and hope you never compute the second.

How to Use This Calculator

Enter the monthly face rent, the lease term in months, the number of free months, and any other concessions like gift cards or waived fees. The calculator totals everything, subtracts the deals, and divides by the term for the true monthly cost.

1

Enter face rent and lease term. Use the full term, including any months you must occupy to earn the concession.

2

Add free months and other concessions at their cash value.

3

Compare effective rents across listings. For the buy-versus-rent big picture, our rent vs buy calculator frames the longer call.

The Net Effective Rent Formula

Net effective rent = (monthly rent x term - concessions) / term Concessions = free months x monthly rent + other deals

Concessions exist because landlords prefer discounting quietly to cutting face rents publicly: lower face rents reset comparable rents for the whole building and annoy existing tenants. A free month costs the landlord the same as a rent cut but protects the building's quoted rents. Knowing this tells you concessions are negotiable.

Worked Example

Listing A: $2,500 a month, 12 months, one month free. Total $30,000 minus $2,500 = $27,500; effective $2,291.67. Listing B: $2,350 a month, no concessions: effective $2,350. Listing A wins by $58.33 a month, or $700 over the lease, despite the higher face rent. Without the math, most renters pick B and overpay.

Reading Your Result

Compare effective rents, then read the lease terms behind them. Free months often require completing the full term: break the lease early and you may owe the concession back. Also check renewal: year two usually jumps to face rent or higher, so a great effective rent today can become an expensive renewal tomorrow.

My rule: negotiate the concession, not the rent, when the building is near full. Managers can approve a free month faster than a rent cut because it does not reprice their comps. Ask for what they can give: free month, waived fees, parking included. Then compute the effective rent on the final offer, not the advertised one. For the monthly budget once you sign, our rent calculator checks affordability against your income.

Frequently Asked Questions

What is net effective rent?

Net effective rent is the true average monthly cost of a lease: total rent over the term minus concessions like free months, divided by the number of months. It lets you compare listings with different face rents and different deals on equal footing.

How do you calculate net effective rent?

Multiply monthly rent by the lease term, subtract all concessions (free months times rent plus other deals), and divide by the term. Example: $2,500 x 12 - $2,500 free month = $27,500 / 12 = $2,291.67 effective. Amortize the concession over the full term: that is literally what the formula does.

Why do landlords offer free months instead of lower rent?

To protect the building's quoted rents. Cutting face rent resets comparable rents for every unit and upsets existing tenants paying more. A concession discounts your lease quietly without repricing the building. Appraisers use face rents for valuations, so landlords have a second reason to prefer concessions.

Do I have to repay concessions if I break the lease?

Often yes. Many leases include a concession payback clause: leave early and the free month gets added to what you owe. Read the lease before counting the concession as savings. Some clauses demand the grossed-up rent for the whole remaining term: a painful surprise.

Is net effective rent the same as what I pay monthly?

No. You pay the face rent each month (except free months); the effective rent is the average. Budget on the actual monthly payments, and use the effective figure only for comparing listings. Set calendar reminders for concession months: landlords' billing systems sometimes 'forget' them.

How do I compare two apartments with different deals?

Compute net effective rent for each over the same term length, then compare. Also compare renewal risk: the cheaper effective rent today may renew at face rent next year, erasing the advantage. A 13-month lease with one free month often beats a 12-month lease with the same face rent.

Are concessions negotiable?

Usually. Free months, waived application and amenity fees, free parking, and gift cards are all on the table, especially in soft markets or slow seasons. Ask directly; the worst answer is no. Ask for the concession as rent credit rather than a free month: same value, cleaner paperwork.

Does net effective rent include utilities?

Not automatically. Add utilities, parking, and renters insurance to the effective rent for the true monthly housing cost. A cheap effective rent with $300 of required extras is not cheap. Parking at $200/month adds $2,400 a year: always build the all-in number before signing.

What is a good concession?

One free month on a 12-month lease equals an 8.3 percent discount; two months is 16.7 percent. In oversupplied markets, two to three months plus waived fees appear. Anything above that signals a building struggling to fill units, which is leverage for you.

Should concessions affect my rent budget?

Base your budget on the face-rent payments you will actually make, since a free month does not reduce the other eleven payments. Use the 30 percent of gross income guideline against face rent, not the flattered effective figure. Lenders qualify you on the actual payment, so effective rent never helps your application.
